A termite inspection tells you whether termites are, or have been, active in a home before you own it. Termites eat wood from the inside, so damage can sit behind walls and under floors for years without showing. Add a termite inspection to your Knoxville home inspection and you get the answer before closing, while you still have room to negotiate.
What a Termite Inspection Looks For
- Mud tubes on foundation walls, piers and framing
- Damaged, hollow sounding or soft wood
- Discarded wings or droppings from swarming insects
- Signs of past activity or previous treatment
- Moisture and wood to soil contact that attract termites
The inspection covers the readily accessible areas of the home, such as the crawl space, foundation, garage and exterior.

Termites in East Tennessee
Termites are active across Tennessee. The subterranean type is the most common in the eastern United States. It lives in the soil and reaches the wood in a home through cracks, joints and mud tubes it builds itself. Wet crawl spaces, wood touching soil, and leaking gutters or plumbing make a home easier to get into.

Why a Standard Home Inspection Does Not Cover It
A standard home inspection is a visual inspection of a home's major systems. Wood destroying insects are outside that scope, so a termite inspection is a separate service. Book it with your home inspection and it costs less than booking it on its own.
How It Works
- Choose the termite inspection when you schedule online, or tell us when you call.
- We coordinate it with your home inspection so you are not juggling separate appointments.
- You receive the findings, with what we saw and where.
- You and your agent decide what to do before closing.
What Happens if We Find Activity
We tell you what we found and where. Treatment and any repairs are handled by a licensed pest control or repair contractor, who can also tell you what the work will cost. Your agent can help you decide whether to ask the seller to treat the home or make repairs before closing.
Does Your Lender Require One?
Some lenders and loan types, including VA loans, may require a wood destroying insect report. Ask your lender early so it does not slow your closing.
