Why You Need a New Construction Home Inspection

We hear it all the time: the home is brand new and nobody has lived in it, so why inspect it?

Because a new home goes through a lot after the last code inspection. Punch list crews come and go, trades walk the roof and finish work gets rushed. Things get damaged or missed. Mistakes happen, and once you close, they become your cost.

How Damage Happens After the Final Inspection

Picture a siding crew that has to walk the roof several times over a few weeks to finish a repair. Every trip can scuff, crack or loosen shingles.

Caught in the inspection, the builder replaces the damaged shingles before closing. Missed, it can turn into a leak, and the repair grows to sheathing, insulation and drywall, at the buyer's expense.

A Code Inspection Is Not a Home Inspection

City and county inspectors check for minimum code compliance at set stages of construction. They work for the jurisdiction, not for you. Our inspection is an independent, top to bottom look at the finished home, done for you, with a report you can hand to the builder.

What We Have Found in Brand New Homes

Brand new does not mean problem free. Both of these were found on newly built homes during new construction home inspections.

Questions We Get Asked

When should I schedule a new construction inspection?

After the home is complete and before your final walkthrough, so the builder has time to make repairs before closing.

Do you do pre drywall inspections?

No. We no longer offer pre drywall inspections. We inspect the finished home.

The builder offers a warranty. Do I still need an inspection?

A builder warranty covers certain repairs after you move in. An inspection finds problems before you close, while the builder is still on the job.

How much does a new construction inspection cost?

It depends on the home. Request a quote and we will call you right away.
