Why a Buyer's Home Inspection Matters
A home can look perfect and still hide a failing roof, an unsafe electrical panel or a drainage problem that floods the crawl space. The report gives you facts you can use, and the decision is yours and your agent's.
What We Inspect
We follow the Tennessee Standards of Practice for Home Inspectors. For a one to four family home and its attached garage, we inspect the readily accessible, installed systems:
- Heating and cooling
- Electrical service, panels, outlets, switches and GFCI protection
- Plumbing supply, drains, vents and water heater
- Foundation, floors, walls and roof structure
- Roof coverings, flashing, skylights and chimneys
- Exterior siding, trim, doors, windows, decks and porches
- Grading and drainage around the home
- Interior walls, ceilings, floors, stairs and railings
- Attic and crawl space insulation and ventilation
- Built in kitchen appliances
What Is Not Part of a Standard Inspection
Radon and mold are not part of a standard home inspection. Neither are pests, lead paint, asbestos, carbon monoxide, sewer lines or private water supply. We offer several of these as add ons, discounted when you book them with your inspection:
- Radon testing. Learn about radon from the EPA.
- Mold inspection and testing
- Termite inspection
- Sewer scope inspection, with video
- Well inspection with WelGard coverage
Sheds, detached garages and other outbuildings are not part of a standard inspection. We can inspect them for an additional fee.
What Inspection Day Looks Like
- Book online or call. Online booking offers 8 AM and 1 PM starts and needs at least 15 hours notice. For anything sooner, call us.
- We inspect the home. A typical buyer's inspection takes about 3 hours. Smaller homes can finish sooner. Time depends on square footage.
- You do not need to be there. If you want to come, the best time is the end. Your inspector calls you about an hour before finishing, then walks you through the highlights in a short briefing. See our attendance policy.
- You get your report the same day. If an emergency gets in the way, within 24 hours.
- Questions? Call us Monday to Saturday, 7 AM to 6 PM.
Get Ready for the Inspection
Ask your agent to make sure utilities are on and that the inspector can reach the attic, crawl space, electrical panel, water heater and HVAC equipment. Pets secured and clear access make the inspection faster and more thorough.
What Happens After the Inspection
Read the report with your agent. Some items are safety issues, some are repairs and some are maintenance. We tell you what we found and who should look at it. We do not give repair prices, because a licensed contractor has to price the work. Your agent can then help you decide what to ask the seller to fix.
